Kitchen and bath design in Tampa

Kitchens and bathrooms are where design decisions get expensive to change. The layout, the cabinet plan and every finish are settled on paper before a contractor opens a wall.

Projects we design

  • A kitchen remodel where the layout doesn't work
  • A primary bath that needs a bigger shower and real storage
  • A hall bath or powder room update
  • Opening a kitchen to the living area
  • Replacing builder-grade cabinets and counters
  • Adding a wet bar, butler's pantry or laundry room

What's included

Layout and space planning

Work triangles, clearances, island sizing, door swings and where the trash actually goes.

Cabinetry design

Cabinet plans and elevations, door styles, interior fittings and hardware, for custom or semi-custom lines.

Countertops and tile

Quartz, quartzite, porcelain and natural stone, selected for how you use the space and the climate.

Plumbing and lighting fixtures

Faucets, sinks, shower systems, tubs and layered lighting, specified with model numbers.

Contractor drawings

Dimensioned plans and elevations handed to a licensed Florida contractor for pricing and permits.

How a kitchen or bath design goes

  1. Measure and brief. Existing conditions, how you cook or get ready in the morning, and what the budget covers.
  2. Layout options. Two or three plans with the trade-offs of each, including what moving plumbing or walls would cost.
  3. Selections. Cabinets, counters, tile, fixtures, hardware and lighting, with samples in the room.
  4. Drawings. Plans, elevations and a specification sheet so the contractor and cabinet shop build the same thing.
  5. Construction support. Answering questions on site and checking the work against the drawings.

What affects the price

  • Whether the layout changes or stays where the plumbing is.
  • Size of the room and the number of elevations and details needed.
  • Custom versus semi-custom cabinetry.
  • Whether selections and construction support are included or drawings only.

You get a written scope and design fee before any design work starts.

Kitchens and baths in Tampa Bay homes

Kitchen and bath remodels here almost always need a permit through Hillsborough, Pasco or Pinellas County, and inspections cover the plumbing and electrical. Good drawings make that process faster. Humidity matters too: bathrooms need real ventilation, not just a window, and some natural stones and unsealed grouts stain in a Florida shower within a year.

A lot of 1990s and 2000s homes in Westchase, New Tampa and Brandon have the same builder kitchen: an angled peninsula, a soffit over the cabinets and a corner sink. Removing the soffit, squaring the island and bringing the cabinets to the ceiling changes the room more than the finishes do.

Common questions

Do you do the construction?

No. The design, drawings and selections are ours; construction, plumbing and electrical are performed by a licensed and insured Florida contractor. We work with your contractor or can refer one.

Can I keep the plumbing where it is?

Usually, and it saves money. The layout options show what you gain by moving it so you can decide.

How long does a kitchen design take?

Design and selections typically take several weeks. Cabinet lead times are often longer than the design, so ordering early matters.

What counters hold up best in Florida?

Quartz and porcelain are the most forgiving. Marble and some quartzites are beautiful and can be used, but they need sealing and a household that accepts some patina.
